I did 10 years in the Marine Corps. I used my own VA loan, and I help other people who served use theirs, across North County San Diego. This is the straight version of how it works, what it costs, and what makes a VA purchase different.
Once we are dialed in, most buyers go from "let us look" to under contract in about two to three weeks. The path: (1) First conversation, we talk about what you want, your timeline, and your goals. (2) Get pre-approved with a lender who actually knows VA, so you know your numbers. (3) Our consultation, where we go over how I work, what it costs, and build your home search together, live. (4) The search, touring your favorites three to five at a time. (5) The offer, written strong and clean, negotiated hard on your behalf. (6) Escrow, inspections, appraisal, and paperwork, with updates from me at every step. (7) The keys, and I am still here for years after, not just until the deal closes.
Your lender gives you exact figures. Here is the map. Earnest money is a good-faith deposit held in escrow and credited back to you at closing. Your down payment can be nothing with a VA loan and full entitlement. Closing costs are the fees to finalize the loan and transfer the home, and the seller can often cover part of them. Inspections run about $600 to $700. The appraisal is an independent valuation the lender requires, and we plan ahead in case it comes in low.
Your VA loan is one of the strongest things you earned, and most agents do not truly understand it. Entitlement is your benefit, confirmed by a Certificate of Eligibility, and with full entitlement you can buy with nothing down and no monthly mortgage insurance. The funding fee is a one-time fee rolled into the loan, and it is waived if you have a service-connected disability rating. The VA lets the seller contribute toward your costs, up to 4% of value on top of normal seller-paid costs. The VA appraisal protects you, and the home has to meet Minimum Property Requirements for safety and condition, which I screen for before you fall for a place that will not pass. The VA also bars veterans from paying certain fees, and I make sure those land on the seller or my side, never yours.
Most agents fumble the VA loan, and a weak agent can cost a veteran the home or thousands of dollars. I am a Marine. I know this benefit, I protect the fees that are not yours to pay, I screen homes for problems that fail the VA appraisal, and I build offers that compete while keeping your costs where they belong. I also work to your timeline, including a hard PCS report date, and I can run the whole thing remotely if you are buying before you arrive.
