I served 10 years and bought my home with my VA loan while I was still on active duty. Now, as a veteran and a Realtor, I help other people who served use theirs across North County San Diego. This is the straight version of how it works, what it costs, and what makes a VA purchase different.

Once we are dialed in, most buyers go from "let us look" to under contract in about two to three weeks.
Your lender gives you exact figures. Here is the map. Earnest money is a good-faith deposit held in escrow and credited back to you at closing. Your down payment can be nothing with a VA loan and full entitlement. Closing costs are the fees to finalize the loan and transfer the home, and the seller can often cover part of them. Inspections run about $600 to $700. The appraisal is an independent valuation the lender requires, and we plan ahead in case it comes in low.
If the VA rates you 100% disabled from a service-connected condition, or pays you at the 100% rate because your service-connected conditions keep you from working, California takes a big piece of your home’s assessed value off the property tax bill. Unmarried surviving spouses can qualify too, and the home has to be your primary residence.

At San Diego County tax rates, the basic exemption usually saves about $1,800 to $2,200 a year, depending on your tax rate area. It replaces the $7,000 homeowners’ exemption, so you claim one or the other.
File form BOE-261-G with the San Diego County Assessor after you close, with a copy of your VA rating letter. The basic exemption is a one-time filing; the low-income exemption needs a new claim every year by February 15. If your lender pays your taxes from an escrow account, your monthly payment drops once the exemption shows up on the bill. I walk every eligible buyer through this before closing.
A 2026 bill to make it a full exemption, AB 2022, stalled in the State Senate, so these are the rules today. I’ll update this guide if that changes. The full breakdown lives on my California disabled veterans’ property tax exemption page.
Your VA loan is one of the strongest things you earned, and most agents do not truly understand it. Entitlement is your benefit, confirmed by a Certificate of Eligibility, and with full entitlement you can buy with nothing down and no monthly mortgage insurance. The funding fee is a one-time fee rolled into the loan, and it is waived if you have a service-connected disability rating. The VA lets the seller contribute toward your costs, up to 4% of value on top of normal seller-paid costs. The VA appraisal protects you, and the home has to meet Minimum Property Requirements for safety and condition, which I screen for before you fall for a place that will not pass. The VA also bars veterans from paying certain fees, and I make sure those land on the seller or my side, never yours.
Most agents fumble the VA loan, and a weak agent can cost a veteran the home or thousands of dollars. I am a Marine. I know this benefit, I protect the fees that are not yours to pay, I screen homes for problems that fail the VA appraisal, and I build offers that compete while keeping your costs where they belong. I also work to your timeline, including a hard PCS report date, and I can run the whole thing remotely if you are buying before you arrive.
Stationed somewhere else, overseas, or PCSing in? We can do the entire consultation and home search remotely, so a home can be ready the day you land.

I bought my own home with my VA loan while I was on active duty. Not studied it, not watched a video about it. I sat where you are going to sit, signed what you are going to sign, and learned what the paperwork does not tell you. Ten years of service taught me how to run a mission. Using my own benefit taught me how to run yours.

The VA bars veterans from paying certain fees, and plenty of agents do not know the list. I do, and those charges land on the seller or my side of the table, never on you. I screen every home for the problems that fail a VA appraisal before you get attached, and I write offers that compete without trading away the protections you earned.

Active duty stationed at Camp Pendleton. Veterans using the benefit for the first time or the third. Service members and their families PCSing in from across the country or overseas who need the whole purchase run remotely. And civilians who want the same standard. If you are buying with a VA loan in North County San Diego, this is my every day.
The questions buyers ask me most. I bought my home with my VA loan while I was on active duty, and now, as a veteran, I make the most of every benefit I earned. If yours is not here, call or text and ask it.
Ask Me a QuestionNot if you have full entitlement. Veterans with full entitlement have no VA loan limit, so the ceiling is what a lender qualifies you for based on income and debts, not a county chart. If you have reduced entitlement from a prior VA loan, limits can apply, and I walk you through that math before we shop.
The VA itself sets no minimum score. Most lenders want to see the low 600s, and some go lower with strong compensating factors. If you are not there yet, the right lender builds you a plan instead of a rejection, and I connect you with lenders who actually do that.
With full entitlement, yes. Zero down payment and no monthly mortgage insurance, which saves real money every month compared to a conventional loan with less than twenty percent down. You still cover closing costs, and we often negotiate seller credits toward those.
A one-time fee the VA charges to keep the program running, usually rolled into the loan instead of paid in cash. It is waived entirely if you receive VA disability compensation for a service-connected condition, and for eligible surviving spouses and active duty Purple Heart recipients.
Yes. Lenders count BAH as qualifying income, and in the San Diego area it carries real buying power. The smart move is mapping your full monthly comfort zone first, BAH plus base pay minus your real life, so the house fits your budget and not just your paperwork.
Yes. Your entitlement restores when you sell and pay off the loan, and you can even carry two VA loans at once in some PCS situations. I have helped buyers use the benefit for a second and third time.
Some listing agents carry outdated ideas about VA loans being slow or fragile. A well-built VA offer closes on time and competes head to head, and part of my job is calling the listing agent and taking those doubts apart before they cost you the house.
About thirty days from accepted offer is normal when the lender and agent both know VA, which is the team I put around you. If your report date is tight, we plan the timeline backward from the day you need keys.
Less, if they qualify. When the VA rates you 100% disabled or pays you at the 100% rate for unemployability, the Disabled Veterans’ Exemption takes $180,671 off your home’s assessed value in 2026, or $271,009 if your household income is under $81,131. You claim it with form BOE-261-G through the county assessor.
