Buying in San Marcos With Your VA Loan

San Marcos is a longer drive to base than Oceanside or Vista, so it works best when the neighborhood, the commute, and the payment all line up. The VA loan handles the down payment side.

  1. What your BAH covers

Camp Pendleton BAH for an E-5 with dependents is $3,963 a month in 2026. Before we tour anything, I’ll have your lender run the full payment with taxes and insurance, so you know what fits.

  2. Zero down, no monthly mortgage insurance

With full VA entitlement, there’s no down payment and no VA loan limit. The funding fee is 2.15% on a first VA loan with less than 5% down, and it’s waived if you receive VA disability compensation.

  3. Mello-Roos and HOA dues

Newer neighborhoods like San Elijo Hills can carry Mello-Roos special taxes and HOA dues. I pull both for every home, so the payment has no surprises.

  4. Condos need VA approval

If you want a condo or townhome, the complex has to be on the VA’s approved list. I check that before you fall for a unit.

San Marcos Questions, Answered

Straight answers to what people ask me most about living and buying in San Marcos.

Ask Me a Question
Can I buy a home in San Marcos with zero down?

Yes, if you’re eligible for a VA loan. With full entitlement, there’s no down payment, no monthly mortgage insurance, and no VA loan limit. The VA doesn’t set a minimum credit score, your lender does, so getting pre-approved comes first.

What do homes cost in San Marcos right now?

The median sale price was about $975,000 for the three months ending August 2026, about flat from a year earlier, according to Redfin. Condos and townhomes near the university and in Discovery Hills are the lower-priced way in.

How far is San Marcos from Camp Pendleton?

About 20 minutes to the Main Gate with light traffic, by Highway 78 and I-5. Rush hour on Highway 78 can add a lot to that, so I map your commute before you pick a neighborhood.

What is BAH at Camp Pendleton in 2026?

BAH is set by your duty station, not where you live. For Camp Pendleton in 2026, the monthly rate with dependents is $3,627 for an E-4, $3,963 for an E-5, $4,398 for an E-6, $4,494 for an E-7, and $4,659 for an O-3. Check your exact rate on the DoD BAH calculator.

Which school district is my San Marcos address in?

Most of San Marcos is in San Marcos Unified, which also reaches into parts of Vista, Escondido, Carlsbad, and Encinitas. Boundaries go by address, so I confirm the district for every home before you write an offer.

Do San Marcos homes have Mello-Roos?

Some do, especially in newer master plans like San Elijo Hills. Mello-Roos is a special tax that pays for things like roads and schools, and it shows up on the property tax bill. I pull the exact amount, plus any HOA dues, for every home you’re considering.

Are new homes being built in San Marcos?

Yes. In fall 2026, builders are selling at The Hill District at North City and at Cielo, starting around $673,000.

Does buying make sense if I’m only here for three years?

It can. You build equity instead of paying rent, and when orders come you can sell and take that equity to your next duty station, or keep the home as a rental if the rent covers the payment. Selling costs and the market matter over a short stay, so I’ll run the numbers with you before you decide.

How long does it take to buy a home here?

Once your offer is accepted, most VA purchases close in about 30 to 45 days. Getting pre-approved and touring homes comes first, and that part moves at your pace.
