A few things people usually ask before they book:
Do you only work with military?
No. VA loans and military moves are my specialty, but plenty of my clients are civilians. If you want somebody who gives it to you straight, that’s the whole practice.
What does the first call cost?
Nothing. It’s me learning what you’re trying to do and you deciding if I’m your guy.
I’m PCSing and not in California yet. Can we start now?
Yes. We can run the whole consultation and home search remotely, so a home can be ready the day you land.
How fast can I buy with a VA loan?
Once we’re dialed in, most buyers go from looking to under contract in about two to three weeks. The VA loan guide walks through the whole path.
What if I’m not ready yet?
Then we talk anyway, no rush. You’ll leave knowing your numbers and your timeline, and when you’re ready, you already have your guy.
Can a veteran buy a home in San Diego with zero down?
Yes. With full VA entitlement you can buy with nothing down and no monthly mortgage insurance. That is the single biggest advantage of the benefit, and most agents undersell it.
Do you help with closing costs on a VA loan?
Yes. The VA lets the seller contribute toward your costs, and it bars veterans from paying certain fees outright. I structure offers so those land where they belong, never on you.
