Vista, California
Vista sits inland from Oceanside along Highway 78, with hillside streets, bigger lots, and prices that usually come in under the coast. Here’s what each part of town is like, what homes are selling for right now, and how buying here works with a VA loan.

What your BAH covers
Camp Pendleton BAH for an E-5 with dependents is $3,963 a month in 2026. Before we tour anything, I’ll have your lender run the full payment with taxes and insurance, so you know what fits.
Zero down, no monthly mortgage insurance
With full VA entitlement, there’s no down payment and no VA loan limit. The funding fee is 2.15% on a first VA loan with less than 5% down, and it’s waived if you receive VA disability compensation.
Condos need VA approval
If you want a condo or townhome, the complex has to be on the VA’s approved list. I check that before you fall for a unit.
When orders come
You can sell and take the equity to your next duty station, or keep the home as a rental if the rent covers the payment. Right now it often doesn’t, so I’ll show you the numbers both ways.
Monthly rates for the Camp Pendleton housing area (CA024), effective January 1, 2026. Check your exact rate on the DoD BAH calculator.
Whether you got orders or you’re ready for your next home, I’ll show you what homes like yours are selling for and the plan to get yours sold.

Straight answers to what people ask me most about living and buying in Vista.
Ask Me a QuestionYes, if you’re eligible for a VA loan. With full entitlement, there’s no down payment, no monthly mortgage insurance, and no VA loan limit. The VA doesn’t set a minimum credit score, your lender does, so getting pre-approved comes first.
The median sale price was about $862,500 for the three months ending August 2026, down about 6% from a year earlier, according to Redfin. Homes are also selling faster than last year, in about 27 days compared with 41.
About 15 minutes to the Main Gate with light traffic. From north Vista, the San Luis Rey Gate on Douglas Drive off Highway 76 is often the easier route. Both gates are open 24 hours.
BAH is set by your duty station, not where you live. For Camp Pendleton in 2026, the monthly rate with dependents is $3,627 for an E-4, $3,963 for an E-5, $4,398 for an E-6, $4,494 for an E-7, and $4,659 for an O-3. Check your exact rate on the DoD BAH calculator.
Most of Vista is in Vista Unified, part of the city is in San Marcos Unified, and some north Vista addresses fall in Bonsall Unified. Boundaries go by address, so I confirm the district for every home before you write an offer.
Yes. In fall 2026, Shea Homes, Tri Pointe Homes, and New Pointe Communities have homes for sale, starting around $984,000. My Vista new homes guide has the details.
It can. You build equity instead of paying rent, and when orders come you can sell and take that equity to your next duty station, or keep the home as a rental if the rent covers the payment. Selling costs and the market matter over a short stay, so I’ll run the numbers with you before you decide.
Once your offer is accepted, most VA purchases close in about 30 to 45 days. Getting pre-approved and touring homes comes first, and that part moves at your pace.
Tell me your budget and your timeline. I'll send you what's worth seeing, or what your home could sell for.
