Camp Pendleton, California
I served ten years in the Marine Corps, much of it at Camp Pendleton, and I bought my own home here with a VA loan. Now I help active duty service members, veterans, and their families buy and sell around the base, with PCS timelines, VA loans, and remote moves handled start to finish.

Monthly rates for the Camp Pendleton housing area (CA024), effective January 1, 2026. Check your exact rate on the DoD BAH calculator.
Where to Live Near BaseThe real question isn’t which neighborhood, it’s how far you are from your gate and what your BAH buys there. Here’s the map, with drive times to the Main Gate and what homes are selling for.
Median sale prices from Redfin for the three months ending August or September 2026. Drive times to the Main Gate with light traffic. Test your real commute at your report time, because I-5 at 0530 is a different drive than the map shows.
Which gate you use changes which neighborhoods make sense. These are the main public gates and their hours.
Read the PCS GuideHours in effect since June 17, 2026, per the base access page. Check the base’s Road and Gate Status page before you drive.
The wait for base housing can run from about 1 to 16 months, depending on rank, family size, and area. For a lot of service members, buying off base before or during the PCS is the faster path to a stable home, and with a VA loan you build equity instead of paying rent. I’ll lay out both paths so you can decide.
Who runs base housing
Liberty Military Housing manages most family housing districts on Camp Pendleton, and Hunt Military Communities manages DeLuz. You can be on only one partner’s wait list at a time.
Sign up early
Apply within 30 days of checking in to keep your detachment date as your place in line.
Zero down, no monthly mortgage insurance
With full VA entitlement, there’s no down payment and no VA loan limit. The funding fee is 2.15% on a first VA loan with less than 5% down, and it’s waived if you receive VA disability compensation.
When orders come
You can sell and take the equity to your next duty station, or keep the home as a rental if the rent covers the payment. Right now it often doesn’t, so I’ll show you the numbers both ways. Here’s my guide to selling on PCS orders.

Most military home purchases that fall apart are timeline problems, not money problems. Here’s how I run it so you close on schedule, even when you’re buying from somewhere else.
3 to 4 months out
Get pre-approved on your VA loan, set your real budget, and pick target areas. This is also when you get on the base housing wait list if you want that option open.
2 to 3 months out
Tour homes on a house-hunting trip if you can, with showings packed into a weekend. If you can’t travel, I do video tours and we keep moving.
1 to 2 months out
Write your offer and open escrow. I manage the inspection, the VA appraisal, and the VA-specific steps, and I build in a few extra days because VA appraisals in some inland areas take longer.
Move week
You arrive to a home that’s yours, not a scramble for temporary lodging.
I’ve stood in your boots, made the move, and used the benefit. When I talk about PCS timelines, BAH math, and I-5 at 0530, it’s because I’ve lived it.
Straight answers to what service members and their families ask me most about living and buying near base.
Ask Me a QuestionNo. Housing on base is family housing run by the base’s housing partners, so it’s not for sale. Buying means buying in a city around the base, like Oceanside, Vista, Carlsbad, or Fallbrook.
Yes, if you’re eligible for a VA loan. With full entitlement, there’s no down payment, no monthly mortgage insurance, and no VA loan limit. The VA doesn’t set a minimum credit score, your lender does, so getting pre-approved comes first.
BAH is set by your duty station, not where you live. For Camp Pendleton in 2026, the monthly rate with dependents is $3,627 for an E-4, $3,963 for an E-5, $4,398 for an E-6, $4,494 for an E-7, and $4,659 for an O-3. Check your exact rate on the DoD BAH calculator.
Most people use the Main Gate off I-5 in Oceanside or the San Luis Rey Gate off Highway 76, and both are open 24 hours. On weekday mornings from 6 to 8, the base suggests using a gate other than the Main Gate when you can.
It runs from about 1 to 16 months, depending on rank, family size, and the area you want. Sign up within 30 days of checking in to keep your detachment date as your place in line.
Yes. I do video tours, the paperwork is signed online, and we set the closing date around your report date. I’ve helped clients buy from out of state and from overseas.
It can. You build equity instead of paying rent, and when orders come you can sell and take that equity to your next duty station, or keep the home as a rental if the rent covers the payment. Selling costs and the market matter over a short stay, so I’ll run the numbers with you before you decide.
Yes. Your entitlement can be restored after you sell and pay off the loan, and you may be able to have more than one VA loan at a time if you have entitlement left. The funding fee is 3.3% for later uses with less than 5% down, and it’s waived if you receive VA disability compensation.
Look for an agent who understands orders, BAH and VA loans firsthand, works the towns around the gates every week, and has reviews from service members. I served ten years in the Marine Corps, bought my own home with a VA loan while on active duty, and now help military families buy and sell around Pendleton. Ask any agent how many VA offers they’ve written and closed lately, and how they handle a buyer who is still out of state.
Yes. In 2026, California’s Disabled Veterans’ Exemption takes $180,671 off the assessed value of a qualifying veteran’s home, or $271,009 if household income is under $81,131. The San Diego County Assessor decides eligibility, so confirm the details with them.
Tell me your report date and your budget. I'll line up homes that work with your commute and your BAH.
