Arrowood is a master-planned neighborhood of single-family homes built in the mid-2000s in northeast Oceanside, about half a mile from Camp Pendleton's San Luis Rey Gate.

Arrowood's master association covers a Junior Olympic pool, a spa, a clubhouse, parks, a playground, barbecue areas, pickleball and walking trails. Master dues were $125 a month on 2026 listings.
Some neighborhoods inside Arrowood have their own sub-association with added dues, and some sections carry Mello-Roos, so I check both for the exact address.
Homes typically have attached two- or three-car garages. Arrowood Golf Course, a public 18-hole course at 5201 Village Drive, is part of the neighborhood but charges its own fees.
These are single-family homes, so the VA condo list doesn't apply. Your lender still reviews the HOA during the loan.
Homes here sold around $1 million and up in 2026. With full entitlement there's no VA loan limit and no down payment, so the question is what payment you're comfortable with. I run it with taxes, insurance, dues and any Mello-Roos included.

Two recent sales show the range: a five-bedroom, 3,533-square-foot home on Boulder Place sold for $990,000, and a five-bedroom, 4,159-square-foot home on Straightaway Court sold for $1,450,000, both in late August 2026.
