Here are 10 Oceanside condo complexes and communities. Each one has its own page with the HOA dues, the VA condo status, the drive to Camp Pendleton and the questions I get asked most.
Dues come from recent MLS listings, VA status from the VA Condo Report on October 19, 2026, and drive times are without traffic. Each page has the details and its sources.

The questions I hear most about buying a condo in Oceanside. If yours isn’t here, call or text and ask.
Ask Me a QuestionOn the VA Condo Report as of October 19, 2026, La Estancia, Forest Glen, Arbor Hills, Quail Ridge and North Coast Village show as Accepted, and Lakeshore Villas has Accepted records along with one suspended and one pending. Palmilla Del Oro isn’t listed, and Oceana’s sections carry different statuses. At Arrowood and Ocean Hills Country Club, a VA loan works the same as anywhere else. Your lender confirms the status for the exact address before you write an offer.
Not until the VA approves the complex. A lender can send it to the VA for review, which adds time, so for a complex that isn’t listed I bring your lender in before you write an offer.
Yes. Lenders count HOA dues in the monthly payment they qualify you on, so higher dues mean a lower price range. I run the numbers with the dues included before you write an offer.
From about 2 minutes (Arrowood, to the San Luis Rey Gate) to about 17 minutes (Ocean Hills Country Club, to the Main Gate), without traffic. Each page lists the gate and the drive.
Tell me your budget and your timeline. I'll walk you through the payment with dues, the HOA documents and the VA steps.
