Before You Visit a Model Home
Bring me on your first visit.
Most builders only let you use your own agent if the agent comes with you, or registers you, on your very first visit. Sign in at the sales office without me, and you could lose your own representation for that community.

Here’s what’s selling in Carlsbad as of October 2026, with the starting price each builder lists.
Starting prices and status as listed by each builder or NewHomeSource on October 13, 2026. Prices, incentives, and availability change often, so I confirm them before we visit. Your Side of the Deal
The sales team at a model home works for the builder. That’s their job. Mine is to look out for you.
I negotiate for you
Upgrades, lot premiums, closing costs, and incentives all have room. I compare the deal with resale homes nearby, so you know what you’re really paying for.
It often costs you nothing
Many builders pay the buyer’s agent, but not all of them. I confirm how it works at each community before we visit.
I read the builder contract with you
Builder contracts are written by the builder. I go through deposits, timelines, and what happens if construction runs late.
Independent inspections
A VA appraisal isn’t a home inspection. I line up an independent inspector before drywall when the builder allows it, and again before closing.
WarrantyA new home bought with a VA loan needs a one-year builder warranty or an approved 10-year insured protection plan.
AppraisalThe VA appraisal sets the home’s reasonable value and lists any repairs needed to meet VA standards.
Condos and townhomesAttached homes in a condo project must be VA-accepted before any unit is eligible.
Builder approvalSince 2025, the VA no longer requires a VA builder ID on new construction, which opens up more communities.
Step by Step
Buying from a builder runs on a different schedule than buying a resale home. Here’s the order it usually happens in.
Get pre-approved
Line up your VA or conventional loan first, and decide whether the builder’s lender incentive is worth it. I’ll help you compare the offers.
Visit together
Bring me on your first visit, so I’m registered as your agent, then tour the models and the homesites.
Pick your home and sign
Choose the plan, lot, and options, then sign the builder’s contract and put down the deposit.
Build, inspect, appraise
For to-be-built homes, construction can take several months. Quick move-in homes are already built or nearly done, so you can close much sooner.
Final walkthrough and keys
Walk the home with the builder, list anything to fix, and close. Your builder warranty starts at closing.
Builders run great sales offices. Just make sure someone at the table is working for you.
Questions
Straight answers to what buyers ask me most about buying a new home in Carlsbad.
Ask Me a QuestionYes. The home needs a one-year builder warranty or an approved 10-year insured protection plan, and the VA appraisal has to support the price. Condos and attached homes must be in a VA-accepted project.
You don’t have to have one, but the builder’s sales team works for the builder. If you want your own agent, most builders require them to come with you or register you on your very first visit.
Many are. In fall 2026, builders in San Diego County are offering temporary rate buydowns and other incentives, often tied to using their lender. Offers change month to month, so I check what’s current before we visit.
You don’t have to. Incentives are often tied to the builder’s lender, so I compare that offer with an outside VA lender’s, so you can see which actually saves you more.
Most new communities have HOA dues, and some carry special assessments or Mello-Roos. I get the exact numbers from the builder for every home you’re considering.
A home the builder has already built or nearly finished. You skip the construction wait, and closing can happen in weeks instead of months.
It depends on the builder and how far along construction is when you sign. To-be-built homes usually take several months, while quick move-in homes can close in about 30 to 60 days.
Tell me your budget and the communities you like. I'll set up the tours and work the builder incentives with you.
