The questions I hear most about buying a condo or townhome in Vista. If yours isn’t here, call or text and ask.
Ask Me a QuestionOn the VA Condo Report as of October 20, 2026, Charlemont, Shadowridge Aspens, Calypso, Skyline, The Peak, Vista Palomar and Vista Park Villas show as Accepted Without Conditions. Melrose Park's newest record reads Rejected, The Park has no record under its name or street, and Marlin Terrace isn't listed. Your lender confirms the status for the exact address before you write an offer.
For a condo, not until the VA approves the complex. A lender can send it to the VA for review, which adds time. Townhome communities set up as planned developments may not need condo approval, so for any complex that isn't listed, I bring your lender in before you write an offer.
Yes. Lenders count HOA dues in the monthly payment they qualify you on, so higher dues mean a lower price range. I run the numbers with the dues included before you write an offer.
From about 13 minutes (The Park, to the Main Gate) to about 20 minutes (Skyline, to the Main Gate), without traffic. Each page lists both gates and the drive.
Tell me your budget and your timeline. I'll walk you through the payment with dues, the HOA documents and the VA steps.
