Camp Pendleton
Orders in hand, report date on the calendar, and a thousand questions about where your family sleeps. I served ten years, I have PCS'd, and I bought my home with my VA loan while I was still on active duty. Now, as a veteran and a Realtor, I sell homes around this base every week. This is the guide I wish somebody had handed me.

Housing
01
Privatized housing aboard base, with wait lists that swing by rank and bedroom count from weeks to many months. Get on the list the day you have orders, even if you think you will buy. It costs nothing and protects your family if plans shift.
02
Fast and flexible, and North County rents are steep. A year of rent here often costs as much as a year of a VA mortgage on a similar home, with nothing to show for it at the end.
03
Zero down with full entitlement, no monthly mortgage insurance, and your BAH counts as qualifying income. If you expect to be at Pendleton two years or more, buying deserves a real look, and the math conversation is free.
Where to Live
Commute here is measured to your gate, not to the city line. The main gate sits at the south end of base off the 5 in Oceanside, the San Luis Rey gate works the 76 corridor, and the Fallbrook gate serves the east side.
The hometown of the base. Closest to the main gate, beach town energy, the widest price range in North County, and where most of my Pendleton buyers land.
The back gate move. Small town feel, bigger lots, and a straight shot through the Fallbrook gate that skips the 5 entirely.
Ten minutes inland, more house for the money, and an easy run up the 76 to the San Luis Rey gate.
Polished and coastal with strong schools. The premium option south of the base.
Newer construction and planned neighborhoods, a common pick for buyers planning past this tour.
The value play. Deeper inland, bigger yards, a longer run to the gate on the 78.
North of the base in Riverside County, where newer homes stretch the dollar furthest. The 15 corridor commute is real, and thousands of Pendleton commuters make it every day.
BAH
Your BAH exists to cover local housing, and the San Diego area rate reflects one of the strongest housing markets in the country. Lenders count it as qualifying income on a VA loan. The question is never just whether you can buy. It is what monthly number lets your family live well, and we build that number first, before we look at a single house.
Step by Step
Why It Matters
VA appraisals check homes against Minimum Property Requirements, and I screen for the failures before you write. The VA bars you from paying certain fees, and I keep them off your side of the table. And when orders change, because they do, we talk options early: sell, rent it to the next military family, or hold it for the next duty station.
Questions
The questions I get most from service members PCSing to Camp Pendleton. If yours is not here, call or text and ask it.
Ask Me a QuestionYes. I run the entire purchase remotely, from video tours through digital closing, and many of my clients get keys the week they land. Your report date becomes the deadline the whole timeline is built around.
Yes. The list costs nothing and protects your family if the market or your timeline shifts. Buying and the wait list are not either-or until keys are in your hand.
Three good options: sell it, rent it to the next military family, or hold it for the next duty station. Pendleton keeps rental demand strong, and I help my clients run all three sets of numbers before they decide.
No. VA is my specialty, and I work with conventional buyers, sellers, and civilians across North County San Diego with the same standard. People over properties. Every time.
Tell me your report date and your budget. I'll build the plan around both, from the first call to the keys.
