A Tenth of a Point Costs You $37 a Month. The Lender You Pick Costs You Seven Times That.

Three printed loan estimate documents fanned across a desk with a pen and calculator

As of August 20, 2026, published 30 year fixed VA rates range from about 5.875 percent on lender rate sheets to 6.47 percent on national survey averages, with the Optimal Blue locked rate index at 6.35 percent. The spread between those sources matters more to your payment than this month's movement did.

Rates drifted up this month. Not dramatically, but enough that people noticed, and enough that I have had the same conversation four or five times in the last two weeks. The question is always some version of "did I miss it." Here is what actually moved, and what it actually costs.

What the month looked like

The Optimal Blue index tracks rates actually locked across roughly a third of mortgage transactions nationwide, which makes it a decent read on what people are really getting rather than what is advertised.

Date 30 year fixed VA, Optimal Blue
August 10 6.27%
August 14 6.29%
August 18 6.32%
August 19 6.36%
August 20 6.35%

So the move over ten days was about eight hundredths of a point. Broader mortgage rates did break out of a two month holding pattern in early August, with the 30 year fixed across all loan types climbing as high as 6.69 percent per Freddie Mac, so the drift is real and not imagined. It is just smaller than the reaction to it.

What that drift costs in dollars

On a $700,000 VA loan, which is a realistic price point in much of San Diego North County with zero down, moving from 6.27 to 6.35 percent changes the principal and interest payment by roughly $37 a month.

Thirty seven dollars. That is the entire month's movement, translated into the only unit that matters. It is worth knowing. It is not worth panic, and it is not worth abandoning a search over.

The number nobody is watching

Here is where the real money is sitting. Look at what different sources are publishing on the same week.

Source 30 year fixed VA Est. principal and interest on $700,000
Lender published rate sheet, Aug 19 5.875% About $4,141
Optimal Blue locked rate index, Aug 20 6.35% About $4,356
National survey average, Aug 19 6.47% About $4,411

That top to bottom range is about $270 a month on the same loan. Seven times the entire month's rate drift.

Now, an honest caveat, because this is where people misread a table like that. These three numbers are not measuring identical things. A lender rate sheet is one lender's advertised pricing with its own assumptions. The locked rate index is an average of real locks across the market. A survey average polls large lenders. Some of that spread is methodology, not opportunity.

But not all of it. Real quotes from real lenders on the same borrower in the same week genuinely vary, and they vary by more than what rates moved this month. Which means the highest value thing a veteran can do right now is not refresh a rate chart. It is get three actual quotes.

Pro Tip: Get your quotes inside the same few days and ask each lender for a Loan Estimate, not a verbal number. Credit inquiries for mortgages inside a short shopping window are generally treated as a single inquiry by scoring models, so comparing several lenders does not damage your score the way people fear. The Loan Estimate is standardized, which is what makes an actual comparison possible instead of a conversation about who sounded more confident.

What this means depending on where you are

Your situation What this month's move changes
Under contract, not yet locked Talk to your lender this week. A small drift compounds over a 45 day escrow.
Pre-approved, still shopping Very little. Re-verify your payment at current pricing and keep going.
Waiting for a better rate Nothing you can act on. Nobody publishing today knows where this goes next.
Arriving on PCS orders this fall Get quotes now. Your timeline is fixed, so lender speed matters more than a tenth of a point.

For military buyers and first time buyers especially, the instinct to wait for a cleaner number is understandable and usually unproductive. Rates are tied to the 10 year Treasury yield, which has been rising since the start of the year, and no honest person will tell you where it lands next quarter.

Ask Your Lender This

Two questions to ask this week:

  • "What is my actual quoted rate today on a Loan Estimate, not the advertised rate, and what assumptions is it built on?"
  • "What are my lock options and costs right now, and what happens to my rate if my closing date slips two weeks?"

Frequently Asked Questions

What are VA loan rates today?

As of August 20, 2026, published figures range from roughly 5.875 percent on lender rate sheets to 6.47 percent on national survey averages, with the Optimal Blue locked rate index at 6.35 percent. Your quoted rate depends on credit, loan specifics, and lender pricing.

Why do VA rates look lower than conventional rates?

The VA guarantees a portion of the loan, which reduces lender risk. That structural difference is why VA pricing generally runs below conventional pricing on comparable terms.

Should I lock now or float?

That depends on your closing date and your tolerance for the number moving, and it is a conversation for your lender who knows your file. What is fair to say is that this month's movement has been small in payment terms, so the decision is less dramatic than it feels.

Does shopping multiple lenders hurt my credit?

Mortgage inquiries made within a short shopping window are generally counted as one by scoring models. Shopping is the intended behavior, not a penalty.

Send this to a veteran about to lock a rate this week, because the lender spread is the part almost nobody checks. More rate updates and VA loan breakdowns for San Diego North County are on the blog.
