Orders Dropped and Everyone Told You to Sell. That Is Only One of Your Three Options.

Yes. PCS orders are a recognized exception to the VA occupancy requirement, so you can rent out a VA financed home without violating your loan terms. Notify your loan servicer. Your entitlement stays tied to that loan, but remaining entitlement often supports a second VA loan at your next duty station.

Orders come through and the assumption kicks in immediately. Sell the house. It is what most people around you will tell you to do, and for plenty of families it is the right answer. It is also only one of three paths, and the other two get skipped because nobody explains them in time.

My guide to selling your home on PCS orders walks through all three, side by side.

Do I actually have to sell?

No. Here are the three real options, and each one fits a different situation.

Path Best when Main tradeoff
Sell on the open market You need the equity for the next purchase, or you do not want to manage property from another state Closing costs come off your proceeds and you give up future appreciation
Let a veteran assume the loan Your rate is well below current pricing, which makes the loan itself valuable to a buyer Your entitlement stays tied up unless the buyer substitutes their own
Keep it and rent it out Rent covers the payment and you want to hold the asset You are a long distance landlord, and both mortgages affect your next approval

Can I rent it out without breaking my loan terms?

Yes, when PCS orders are the reason. The VA expects military life to involve moves, and orders are a documented exception. What matters is doing it properly rather than quietly.

  • Notify your loan servicer that you are converting the property to a rental.
  • Keep a copy of your PCS orders in your own records, permanently.
  • Hold onto proof you actually lived there, meaning utility bills in your name, mail, and your license at that address.
  • Get a signed lease in place before you leave if you can.
  • Line up property management before you go, not after the first maintenance call.

One timing note. Most lenders write a 12 month primary occupancy clause into the loan, and 12 months is generally treated as the safe threshold. Leaving earlier is fine when orders are the cause and it is documented, but leaving early without a qualifying reason is where occupancy questions start.

Can I still get a VA loan at the next duty station?

Usually yes. This is the part most veterans do not realize is available. The VA permits holding two VA loans at once, using what is commonly called second tier or bonus entitlement.

  • Your first loan ties up a portion of your entitlement, not all of it.
  • Your remaining entitlement sets your zero down ceiling on the next purchase, roughly four times what is left.
  • That ceiling is capped by the conforming loan limit in the county where you are buying. The 2026 standard limit is $832,750, and high cost counties carry higher figures, so confirm the current number for the county you are moving to.
  • If the new home exceeds your ceiling, you can still buy, but a down payment covers the gap.
  • You must occupy the new home as your primary residence.

What makes the keep path fall apart?

Almost always the debt to income calculation on the next loan, and almost always for one specific reason.

  • No signed lease. With a lease, the rent can offset the departing home's mortgage payment. Without one, the entire payment counts against you while you are trying to qualify for a second mortgage.
  • Expecting rent to boost income. It does not work that way. Rent offsets the payment on that property, it does not increase your qualifying income.
  • Waiting until arrival to start. The lease, the servicer notification, and the entitlement check all take time you will not have once you are reporting in.
  • Rent that does not cover the payment. If it falls short, the shortfall follows you into the next approval.

Pro Tip: Never sign an occupancy certification with a date you cannot meet. Occupancy misrepresentation is treated seriously and can trigger loan repurchase demands and fraud referrals. If your report date or your move timing is uncertain, say so to your lender before closing rather than signing around it. Nothing on this list is worth that risk.

What about the assumption path?

If you locked a rate meaningfully below where pricing sits now, the loan itself is an asset. A veteran buyer can assume it and inherit that rate. In San Diego North County, where payment math decides most purchases, that can widen your buyer pool considerably, including first time buyers who could not otherwise reach the payment.

The detail that matters to you is entitlement substitution. If the buyer is VA eligible and substitutes their entitlement for yours, yours is restored. If they are not, your entitlement stays attached to that loan even after you no longer own the home. Ask about this before you accept an assumption offer, not after.

Ask Your Lender This

Two questions to ask before you commit to any path:

  • "Based on my current loan, how much entitlement do I have remaining, and what is my zero down ceiling in the county I am moving to?"
  • "If I have a signed lease on the departing home, how will you treat that rental income and that mortgage payment in my debt to income on the new purchase?"

Frequently Asked Questions

Can you rent out a house bought with a VA loan?

Yes, once the occupancy requirement is satisfied, and PCS orders are a recognized exception if you have to leave earlier. Notify your servicer and keep documentation of both the orders and your prior occupancy.

Do I lose my entitlement if I keep the house?

Not permanently, but it stays tied to that loan until the loan is paid off or another eligible veteran substitutes their entitlement. What is left over is what you have available for the next purchase.

How long do I have to live in the home first?

The VA expects occupancy within roughly 60 days of closing and does not set a firm minimum stay, though most lenders include a 12 month clause and treat that as the safe benchmark. Orders shorten that legitimately when documented.

Is renting it out worth it if the rent barely covers the payment?

That depends on your equity, your next purchase, and how comfortable you are managing a property from a distance. Barely breaking even while carrying repair risk from another time zone is a real cost, not a rounding error.

Can my spouse handle the sale or the lease if I have already reported?

Often yes, with a properly executed power of attorney. Set that up before you leave rather than trying to arrange it long distance.

Save this for the week your orders come through, because every one of these paths takes lead time you will not have later. More on VA loans, selling, and PCS moves in San Diego North County is on the blog.
