Buying Here With a VA Loan

VA status depends on the section. On the VA Condo Report as of October 19, 2026: Vista de Oceana (ID 003617) is Accepted Without Conditions, an Oceanside Community record at 550 Vista Bella (ID 001680) was Rejected in December 2024, and an Oceanside Community Association record (ID 003674) is Pending.

If you're using VA here, we confirm the exact section's record before you write an offer, and the buyer must meet the 55+ rule. HOA dues count in the payment your lender qualifies you on, so I run the numbers with the dues included before you write an offer.

Zillow review

As first-time homebuyers, he made the VA process look seamless and explained everything to us in great detail. He was working with us from the beginning when we were still overseas in Japan. Being a dual-active military family, I would 100% recommend him. He truly supports and understands the military community and lifestyle, a veteran himself.
