Yes, you can use a VA loan for a condo, as long as the complex is approved by the VA. The approval covers the whole complex, so the first step is looking up the complex on the VA's condo list before you get attached to a unit.

Condos are often the most affordable way into a neighborhood, and it's easy to fall for one before anyone checks the list. This is the order I'd check things in, so the loan type never surprises you in the middle of escrow.

If you're just getting started, my VA loan guide covers the basics before you shop.

Condos Are Selling Slower Than Houses Right Now

In September, condos and townhomes in San Diego County spent about 40 days on the market, up from 36 a year earlier, while houses sold in about 31, according to North San Diego County Realtors.

More homes for sale and more time on the market usually mean more room to negotiate. On a VA loan, the seller can pay your normal closing costs, plus other concessions up to 4% of the home's appraised value, under the VA's closing cost rules. When the market allows, I ask for it.

How to Buy a Condo With a VA Loan, Step by Step

  1. 1

    Before you tour

Look Up the Complex on the VA's List

Search the VA's condo list by the complex's name. If it shows as approved, your VA loan can work there. A listing that says FHA approved doesn't tell you about the VA, since each agency approves complexes on its own.

  2. 2

    If it isn't listed

Ask Your Lender About a VA Review

A complex that isn't on the list can be submitted to the VA for review. Your lender can tell you what the VA would need and whether a review can happen inside your timeline.

  3. 3

    Before you commit

    Read the HOA's Numbers

Ask for the budget, the reserve study summary, the insurance, and any special assessments. A thin reserve fund can mean a special assessment later, and that comes out of your pocket.

  4. 4

    While you qualify

Count the HOA Dues in Your Payment

Your lender counts the dues as part of your monthly housing cost. On a VA loan, they also come out of your residual income, the money left over each month after the house payment and your debts, so higher dues can lower the price you qualify for. Newer complexes can carry a special tax on top of the dues, which I broke down in my post on two homes with the same price and different payments.

  5. 5

    In escrow

Get the Unit Through the VA Appraisal

The VA appraiser checks the unit against the VA's minimum property requirements, the basic safety and condition rules. Repairs the appraiser requires have to be finished before closing, and the checklist got shorter this year, which I covered in my post on the VA's appraisal changes.

What to Ask For Before You Commit to a Condo

  •  The complex's name, so you can check the VA's list
  •  The HOA budget and reserve study summary
  •  The master insurance policy and what it covers
  •  Any special assessments, approved or planned
  •  The monthly dues, and what they include
  •  The rules on renting it out, in case orders come

Find Out if the Complex Is Approved

Send me the name of a complex you're curious about and your price range. I'll check whether it's on the VA's list and send back what the payment looks like with the HOA dues included.

Questions I Get About VA Loans and Condos

How Do I Know if a Condo Is VA Approved?

Look the complex up on the VA's condo list, which you can search by name. If it shows as approved, your VA loan can work there. A listing that says FHA approved doesn't answer the VA question, so check the VA's list either way, and have your lender confirm before you write an offer.

What Happens if the Condo Isn't VA Approved?

Your VA loan can't be used there until the VA approves the complex. A complex can be submitted for review, and your lender can tell you whether that fits your timeline. Your other options are an approved complex nearby, or a different loan type if it fits your budget.

Do HOA Dues Count on a VA Loan?

Yes. Your lender counts the HOA dues as part of your monthly housing cost, and on a VA loan they also come out of what's left over each month after the payment. Higher dues can lower the price you qualify for. I run the payment with the dues included before you tour, so your price range is real.

Can a Seller Pay Closing Costs on a VA Condo Purchase?

Yes. On a VA loan, the seller can pay your normal closing costs, plus other concessions like your funding fee, up to 4% of the home's appraised value, and a condo works the same way. Every credit is negotiated, and the exact math is a question for your lender.
