Camp Pendleton

PCSing to Camp Pendleton? Here Is the Straight Version.

Orders in hand, report date on the calendar, and a thousand questions about where your family sleeps. I served ten years, I have PCS'd, and I bought my home with my VA loan while I was still on active duty. Now, as a veteran and a Realtor, I help families buy and sell around this base. This is the guide I wish somebody had handed me.

Camp Pendleton Housing: Your Three Options

01

Base housing.

Privatized housing aboard base, with wait lists that swing by rank and bedroom count from weeks to many months. Get on the list the day you have orders, even if you think you will buy. It costs nothing and protects your family if plans shift.

02

Renting off base.

Fast and flexible, and North County rents are steep. A year of rent here often costs as much as a year of a VA mortgage on a similar home, with nothing to show for it at the end.

03

Buying with your VA loan.

Zero down with full entitlement, no monthly mortgage insurance, and your BAH counts as qualifying income. If you expect to be at Pendleton two years or more, buying deserves a real look, and the math conversation is free.

Where to Live Near Camp Pendleton

Commute here is measured to your gate, not to the city line. The main gate sits at the south end of base off the 5 in Oceanside, the San Luis Rey gate works the 76 corridor, and the Fallbrook gate serves the east side.

Oceanside.

The hometown of the base. Closest to the main gate, beach town energy, and the widest price range in North County.

Fallbrook.

The back gate move. Small town feel, bigger lots, and a straight shot through the Fallbrook gate that skips the 5 entirely.

Vista.

Ten minutes inland, more house for the money, and an easy run up the 76 to the San Luis Rey gate.

Carlsbad.

Polished and coastal, served mostly by Carlsbad Unified. The premium option south of the base.

San Marcos.

Newer construction and master-planned neighborhoods near Cal State San Marcos.

Escondido.

The value play. Deeper inland, bigger yards, a longer run to the gate on the 78.

Temecula and Murrieta.

North of the base in Riverside County, where newer homes stretch the dollar furthest. The 15 corridor commute is real, so drive it at rush hour before you commit.

Camp Pendleton BAH and the Buy or Rent Math

Your BAH exists to cover local housing, and the San Diego area rate reflects one of the strongest housing markets in the country. Lenders count it as qualifying income on a VA loan. The question is never just whether you can buy. It is what monthly number lets your family live well, and we build that number first, before we look at a single house.

The Remote Buy, Report Date to Keys

  1. 01Orders drop. Call or text me, even a year out. Timeline planning is free and early is an advantage.
  2. 02Pre-approval with a VA-savvy lender, done by phone and email in days. My lender, inspector and the rest of my team are ready before you land.
  3. 03Video consultation. How I work, what it costs, and your search built live.
  4. 04Remote tours. I walk every home on video, and I point the camera at the problems, not just the granite.
  5. 05The offer, written strong and negotiated while you are still packing.
  6. 06Escrow runs digital. Inspections, appraisal, and signatures handled from wherever the Corps has you.
  7. 07Keys, timed to your report date, so your family lands in a home, not a hotel.

House Hunting Leave: Make Your 10 Days Count

If you're a Marine, you can request up to 10 days of house hunting PTAD once you have PCS orders, and use it before you leave, after you arrive, or split between the two, with approval (MARADMIN 625/24). If you're a Sailor, house hunting PTDY gives you up to 5 workdays, which can stretch to 10 calendar days when combined with weekends, holidays and liberty (MILPERSMAN 1320-210).

Either way, the time is permissive, so it isn't charged as leave. The travel is on your own dime, and any regular leave you add is charged as normal. Put the request in with your command early, since approval and timing depend on your unit.

Here's how I make those days count. Before you fly in, your pre-approval is done, we've narrowed neighborhoods by video, and your tours are lined up, so you can write an offer that same week. The goal is a home under contract by the time your days are up.

What Makes a Pendleton Buy Different

VA appraisals check homes against Minimum Property Requirements, and I screen for the failures before you write. The VA bars you from paying certain fees, and I keep them off your side of the table. And when orders change, because they do, we talk options early: sell, rent it out, or hold it for the next duty station.

Pendleton PCS Questions, Answered

The questions I get most from service members PCSing to Camp Pendleton. If yours is not here, call or text and ask it.

Ask Me a Question
Can I buy a home before I arrive at Camp Pendleton?

Yes. I run the entire purchase remotely, from video tours through digital closing. Your report date becomes the deadline the whole timeline is built around.

Does house hunting leave get charged as leave?

No. House hunting time is permissive duty (PTAD for Marines, PTDY for Sailors), so it doesn't come out of your leave balance. Any regular leave you add to the trip is charged, and the travel is on your own dime.

How long is house hunting leave?

Up to 10 days. Marines can request up to 10 days of house hunting PTAD with PCS orders and split it between before leaving and after arriving, with approval (MARADMIN 625/24). Sailors get up to 5 workdays, which can run to 10 calendar days with weekends, holidays and liberty (MILPERSMAN 1320-210).

Does house hunting leave include weekends?

For Sailors, yes. The 5 workdays can run to 10 calendar days once weekends, holidays and liberty are combined. Marine guidance caps house hunting PTAD at 10 days without spelling out how weekends count, so confirm with your IPAC before you book travel.

Should I get on the base housing list even if I want to buy?

Yes. The list costs nothing and protects your family if the market or your timeline shifts. Buying and the wait list are not either-or until keys are in your hand.

What happens to my house when I PCS out?

Three good options: sell it, rent it out, or hold it for the next duty station. Pendleton keeps rental demand strong, and I help my clients run all three sets of numbers before they decide. My guide to selling on PCS orders walks through each one.

Do you only work with buyers using VA loans?

No. VA is my specialty, and I work with conventional buyers, sellers, and civilians across North County San Diego with the same standard. People over properties. Every time.

What My Buyers Say

Dual Active Duty Family · First-Time Buyers on PCS Orders from Okinawa

Zillow review

As first-time homebuyers, he made the VA process look seamless and explained everything to us in great detail. He was working with us from the beginning when we were still overseas in Japan. Being a dual-active military family, I would 100% recommend him. He truly supports and understands the military community and lifestyle, a veteran himself.

Jose Luis Tepox was a very big help. Very responsive! Although he is in a different state than I am, he went out of his way to connect me with trustworthy people who were able to make me a first-time homeowner. He not only connected me but gave me more information and insight on VA loans. I really recommend him!

Tepox did an amazing job helping my wife and me find an affordable home with the wants we were after. He made the whole buying process super easy, especially since we were military. 10 out of 10, would recommend to anyone. He is the man.
